  1. Spray griddle or pan with cooking spray and turn heat up to medium (375) Mix together all dry ingredients, flour, baking powder, salt, baking soda, and sugar.
  2. In a seperate bowl mix together all the rest of the ingredients; water, butter (if desired), yogurt, and eggs.
  3. Pour the dry ingredients into the wet ingredient bowl and mix until moistened (don't over mix or they won't turn out just right).
  4. Using a 1/4 cup measure pour pancake mix onto griddle.
  5. Cook for approximately 1-2 min or until it is bubbly on top and flip to other side, then cook for another 1-2 mintutes or until done.
  6. Serve with fresh cut strawberries and syrup if desired.
