  1. Heat griddle and spray with cooking spray.
  2. In a bowl, combine pancake mix, cornmeal, sugar, salt and pepper.
  3. Stir in water and zucchini. Batter will be slightly lumpy.
  4. Fold in corn.
  5. Pour ¼ cup batter per pancake on hot griddle. Cook 1-2 minutes per side until golden brown.
